Ariadna Group was established to exploit a specific and persistent inefficiency in the prime central London market: one-bedroom flats with short leases, acquired at a discount, converted to two bedrooms, refurbished to Soho House standards, and refinanced to return all capital.

The strategy emerged from years of direct experience in the PCL market — observing that the gap between a well-finished two-bedroom flat and a tired one-bedroom flat in the same building was consistently larger than the cost of the conversion and refurbishment. That gap is the Ariadna opportunity.

We have now completed two projects — both in W1 — and are actively building our pipeline across Soho, Fitzrovia, Mayfair, Covent Garden, and Clerkenwell. Our team, our process, and our design standard are proven. We are ready to scale.
