Our first completed project demonstrated the full Ariadna model in action. A one-bedroom flat on Wardour Street — the heart of Soho — acquired with a short lease and significant conversion potential. Our team reconfigured the layout to create two genuine bedrooms, extended the lease to 999 years, and delivered a Soho House-quality refurbishment in fourteen weeks. The refinance valuation came in at a significant premium to total cost, returning all invested capital to our investors.

Our second project, on Charlotte Street in Fitzrovia, reinforced the repeatability of the Ariadna model. The property was acquired with a short lease and an inefficient layout. Our team created an open-plan kitchen-living space and two well-proportioned bedrooms, delivered a full Soho House fit-out, and extended the lease. The refinance valuation again exceeded our projections, confirming the demand for Soho House-quality product in this location.
